Location
The complex is located next to the headquarters of Doens Food Ingredients in the business area ‘Canalzone Ghent-Terneuzen’. Main occupiers at this area are Feralco, Cargill Benelux and DSV Solutions. The business area ‘Canalzone Ghent-Terneuzen derives its name from the Canal between Ghent and Terneuzen. Ghent has traditionally been the gateway of Flanders, Terneuzen has many process- and chemical industries with associated logistical activities. On that account there is a lot of economic activity on the banks of the Canal. Sas van Gent is a district of the municipality Terneuzen in the province of Zeeland’s Flanders. The village centre has a population of approx. 3,600 inhabitants.

Accessibility
Accessibility by car or truck is excellent via the provincial road network. On the outside area there are plenty of possibilities for outside storage, parking and manoeuvring.
In addition transport by rail is also possible, at the back of the parcel lays a train track for the transport of freight. The site is either accessible via the canal Terneuzen - Ghent. At the front of the complex there is a quay which can be rented on terms and conditions to be agreed upon. The quay has a minimum length of 125 meters and the canal has a depth of 6 meters

Rent adjustment
Annual adjustment, for the first time one year after date of commencement of the lease agreement, in accordance with the Consumer Price Index (CPI), series all households (2015 = 100), as published by Statistics Netherlands (CBS). The new rental price cannot be lower than the last rental price.

Security deposit
A bank guarantee equal to the gross monthly payment of 3 months’ rent including VAT.

VAT
Landlord wishes to opt for VAT –taxable leasehold. If the tenant cannot deduct VAT, the rent will be increased in consultation with the tenant to offset the impact of the expiry of the option to opt for VAT-taxable rent.

Delivery
As soon as possible.

Lease agreement
The lease agreement will be in accordance with the standard ROZ model (2015), with corresponding general provisions and various adjustments alongside the landlord.
